Points to check

Multiple defendants or a joinder of causes of action may affect the venue.
A forum-selection clause may be void in a standard-form/consumer contract, and does not apply in small claims.
Regulation 29: a plea of lack of jurisdiction must be raised at the first opportunity, otherwise the court may impose costs.

Supporting evidence of the defendant's address and of the place of the act or the undertaking.
Ownership/registration documents — in real-estate claims.
